2. **Patch**: Chase out cracks, install backer rod where needed, patch with stucco grade material.
3. **Texture**: Hand match the surrounding texture (sand, dash, lace, smooth) so the repair disappears.

### How much does stucco repair and repaint cost in Orange County?
Stucco pricing varies with crack scope, story count, and square footage. Spot crack work is typically a few hundred to a couple thousand. Full repaints run from low five figures into the mid five figures on larger or two story homes. Elastomeric coatings carry a material premium because the product itself costs more. ### Why does my stucco keep cracking?
Hairline cracks are normal substrate movement from temperature swings. Stair step cracks above 1/8 inch usually point to foundation movement or framing settling and need diagnosis before cosmetic repair. We tell you which one you have on the estimate.

### Should I patch or do a full elastomeric recoat?
Patch is right for isolated cracks under 3 linear feet on a recently painted wall. Full elastomeric recoat is right when you have hairline cracking across multiple walls or the existing paint is also failing. We recommend based on the wall history.

### Will the patch be visible after paint?
Hand texture matching is the test. We rebuild the texture in the same technique (dash, lace, sand, smooth, Santa Barbara) and feather into the surrounding wall before priming. Done right the patch disappears under the topcoat.

### Is elastomeric worth the extra cost over regular acrylic?
Yes on older stucco with hairline cracking. The elastomeric flexes with the wall instead of cracking again. The product premium is $2 to $4 per sqft material and the system lasts 50 to 75 percent longer in our SoCal climate.

### How long does elastomeric last in SoCal sun?
Premium elastomeric (Loxon XP) holds 12 to 15 years on south facing walls and 15 to 20 years on protected sides. Standard acrylic on the same wall holds 8 to 10 years.

### Do you fix the moisture source or just the stucco?
We diagnose moisture intrusion before any cosmetic work. Common sources are missing kickout flashing, failed roof to wall transitions, and broken weep screeds. We coordinate with a roofer or a moisture intrusion specialist when needed and will not bury an active leak under fresh stucco.

### Can you match my existing texture (sand, dash, lace, smooth)?
Yes. All standard OC stucco textures are in our regular workflow: float, sand, dash, lace, knockdown, Santa Barbara smooth. Sample boards available before the full job.

### Do I need a full repaint or can you spot fix?
Spot fix is fine when your existing paint is still in good shape. If the existing paint is chalking, fading, or showing sheen failure, a full repaint is more cost effective than chasing patches that will visibly mismatch.

### Do you handle EIFS (synthetic stucco) too?
Yes. EIFS repair and recoat is a separate workflow from traditional 3 coat stucco. We diagnose which system you have and quote accordingly. Most OC homes are traditional stucco.

### Will my HOA approve the color and product?
We pull spectrophotometer color matches from the existing wall to the HOA approved palette so you can submit an accurate match to the architectural committee. Elastomeric is approved by most OC HOAs because it extends paint life and keeps the look consistent longer.

Every estimate spells out a written workmanship warranty against peeling, cracking, and bubbling before any work starts, so you know exactly what is covered. Manufacturer paint warranties apply on top.
